  • How many members are on the Board of Directors?
    There are seven elected members on the Board of Directors – 5 representatives for single family homes, 1 representative for multi-family homes and 1 representative for Commercial properties.  See Board Members section for a list of current members.
     
  • What is Rancho Vistoso?
    Rancho Vistoso is a master-planned community of 7500 acres in size located in Oro Valley, Arizona.  There are over 4000 single family units, 581 multi-family units and numerous Commercial properties.  The approximate geographic boundaries for Rancho Vistoso include Tangerine Road on the south, Oracle Road on the east, La Canada Road on the west, and north of E. Rancho Vistoso Boulevard.
     
  • What is the Vistoso Community Association?
    The Vistoso Community Association (VCA) is a non-profit corporation. VCA is comprised of the owners of lots and parcels within Rancho Vistoso (excluding Sun City). The Homeowners Association (HOA) contains 9 parks, 5 major monuments, 22-non-gated communities, and 14 gated communities.
     
  • What parking rules apply for Recreational Vehicle and trailers?
    RV’s and trailers can only be parked for 48 hours for loading and unloading if the Management Company is notified in advance and permission is obtained.
     
  • What rules apply for front yard landscaping?
    For maintenance issues, the following criteria is generally used to determine is a property is in disrepair:  plants encroaching on sidewalks, streets or neighboring property, dead plant(s), frost damaged plants not trimmed, missing plants with emitters showing, yard does not have required minimum trees or plants, trees look like a bush (need to raise canopy), bushes should not look like hedges and no palm trees in front yard. 
    If you are adding to your landscaping, you need to submit an ARC form for approval.
    If you are replacing a dead plant or bush with the same species, then you do not need to apply for approval. 
  • When are assessments or dues to be paid?
    Quarterly assessments are due January 1, April 1, July 1, and October 1. Coupon booklets are sent to each to each homeowner in December for the upcoming year.
     
  • Who manages Rancho Vistoso and how do I contact them?
    Rancho Vistoso is managed by Lewis Management Resources, Inc. (LMR), located at 180 W Magee Rd. Suite 134, Tucson, AZ 85704 and they can be reached by phone at (520) 742-5674, Fax at (520) 742-1523 or at customerservice@lmri.org. Our Association Manager is Jena Carpenter and our Associate Manager is
    Katie France. 
  • Why can't I park my car in the street at night?
    The CC&R's state that the intent of a parking restriction is to elminate on-street parking as much as possible.  The policy is that daytime street parking is allowed, so long as no vehicle is parked in the landscaping or upon sidewalks.  There is NO overnight parking on the street allowed unless the management company is notified in advance of extenuating circumstances (guest, illness).  There is NO overnight parking allowed in any of the Rancho Vistoso parks.
  • Why do I have to apply for approval to repaint my house?
    Per the governing documents, all exterior modifications require submittal and approval before proceeding with the project.  The ARC form (see forms section)needs to be submitted and approval obtained prior to proceeding with your painting project.  This requirement ensures that the architechtural integrity and approved paint palette is being used for your neighborhood. 
    Please remember to provide complete information on your ARC form, paint manufacturer, color choice, paint number if applicable, where color(s) will be applied, i.e. body, trim, popouts.  If possible include paint sample. 
    Your submittal will be reviewed to make certain your color choices and their application are appropriate for your subdivision.
